Yes, we are in town nearby to respond to any issues guests may have.
Who pays the cleaning fees?
Each guest is charged a cleaning fee as part of their stay and this fee is kept by Garden City Hosts. This is used to manage the cleanings at the end of each booking. Pre-rental cleaning can be provided and is negotiated separately with the exception of the New Customer Premium package.
What is the best time of year to rent?
Early April for Masters and September for IronMan. Some rentals are great for year round depending on the space.
All your services available all year?
We generally focus on high season in Augusta (April and September), but would be willing to help out year round as well!
I already rent each year, can you still help me?
Yes! We specialize in doing a home refresh to update decor/photos to maximize what you can charge for your rental.
How are you different from websites like AirBnb, VRBO, and the Masters Housing Bureau?
We provide the services needed to get your home ready to list on these sites and rent to guests. We do the hands-on “dirty” work so you don’t have to, then use those same sites to allow clients to book your home.
What will I be responsible for as the homeowner?
Great question! You will be responsible for abiding by the terms of the contract, including vacating the home for agreed upon dates, making sure the home is in proper working condition, safety standards such as CO2 and smoke detectors are functioning, and no safety hazards are in the home.
Do you guarantee my property will be booked?
We cannot guarantee your property will be booked but we will do everything we can to ensure that it does. We spend a lot of tie upfront helping you to maximize your home’s booking potential. In 2019, our booking rate was 100% for masters week. In this case, we would just keep the deposit paid by New Customers and keep trying in the future.
Will I be able to use the listing for myself after the our contract is up?
Yes, you will own your listing and are free to use it after the contract. We take pride in enabling our clients to be self-sufficient with their listings in the future. Of course, we will also always be here to assist for as long as our services are worth it to you.
Are there any downsides of turning my home into a short term rental?
While there is a lot of money to be made by turning your home into a short term rental, there are some factors to be realistic about. Wear and tear can occur and a towel or two could occasionally go missing. We also recommend securing valuables. It’s important to weigh the benefits and the costs to make sure short term rentals are a good fit for you. Thankfully, you can set guidelines for your property to mitigate the potential issues. Limiting the number of guest, no parties, no pets, or setting an age limit are some of the options available to you. Doing things like placing a trash can in every room can go a long way in making it easy for guest to keep the place tidy during their stay. We are happy to provide some guidance on recommended rules for your property.
I’ve never rented before and am concerned about have strangers in my house.
It can be scary to allow strangers to rent your home but we are here to help! We come in the lots of tips and tricks to get your house ready and help your guests treat your house like home!
Who will handle the keys to my house?
We recommend that all of our customers use a keypad system for keyless entry. We are happy to install a keypad for you if you don’t already have one.
How nice does my house have to be to rent?
When we meet for an in-home consultation, we will to a market analysis and consider the what your home has to offer when we determine a booking rate.
What are the upfront costs to get ready for renting?
This varies widely depending on the home but we will provide a detailed supply checklist to get started (if you are interested we can do the purchasing on your behalf). We can also provide an individualized estimate for your home to assist with planning. Recommendations may include things like larger beds, linens, furniture racks etc.
